When I press F1 the applications loads the Help file(CHM). I want to
update this file with newer version without restarting the application.

The problem I have is that the CHM file is locked as soon as it is
opened by the application and I don't know how to unlock it.

Is it possible to unlock the CHM file and replace it with new one or do
I have to restart the app?

Since free general purpose unlocking apps are available it must be possible.
